The condominium owner's association (COA) fees for 2025 is $400 per month and is paid by each owner. The COA fee is the revenue generated to maintain WCK. COA fees pay for lawn care, trash/recycling services, use of all amenities, insurance, property management fees, exterior maintenance, including roof replacement, and Capital Reserve Fund contributions. COA fees fund a monthly contribution to the Capital Reserve Fund (CRF). The CRF provides for major repairs and replacements of capital assets and minimizes the need for special assessments. A capital reserve fund assessment, $1,200 for 2025 (three times the monthly assessment), is collected from each buyer at closing.
"Condominiums" refer to a form of shared ownership of real property, which is divided into units, common elements, and limited common elements. A condominium association is governed by a set of legal documents and an elected Executive Board (EB) made up of homeowners in the asscociation. The EB members are elected by the unit owners to oversee the business of the community and uphold and enforce the community's bylaws and rules. The WCK EB consists of five members who are elected to two year terms. Additionally, a Finance Committee, a Building and Roads Committee and a Clubhouse Committee advise the EB is some matters. THese committees are made up of residnets as well. The day to day operations of the condominium association is managed by a property manger who assists the EB.

Typically, unit owners maintain condo insurance on their properties to cover what the association does not cover. Your insurance agent can assist you with determining what you need and the property manage can provide you with all necessary documents outlining what the association covers. Generally, condominium insurance is less expensive than homeowners' insurance.

Yes, any home renovations or modifications must be approved by the Alterations Review Committee (ARC). Each owner owns the interior of their unit, and any structural changes, plumbing, and electrical work must be reviewed to ensure it meets standards set by the governing documents and rules. Before work on home improvement projects can begin, homeowners should submit a "Request for Modification" form.

No, owners cannot plant a tree on community property. All grounds around the units are considered common elements and maintained by the COA. The WCK community has a landscape committee and a landscape plan for shrubs and trees in the common elements of the community. All grass area and mulch beds are considered common elements and owned by the Condo Association. Residents may request a modification to the landscape around their unit. This process requires a written request which is reviewed and approved by the committee.
At night, there is no parking on any of the streets in Wild Cherry Knoll. All cars must be in the owner's driveway or garage. If additional parking is needed, cars may be parked in the clubhouse parking lot. A Parking Permit is required for overnight parking in the lot. Street parking is permitted during the day.

Well-behaved grandchildren area always welcome during specific hours each day. A resident must accompany all guests, and they must adhere to the posted pool rules.
Only traditional domestic pets like dogs, cats, birds, and fish are permitted. The total number of dogs and/or cats is not to exceed two per household. All pets must be licensed and inoculated in compliance with local and state law. Dogs must wear rabies tags. Pets are registered during the bi-annual community census with the property manager. Dogs must always be leashed in common areas. Owners are responsible for the immediate removal of all pet waste.
Home occupancy business use in a Wild Cherry Knoll dwelling must follow the rules and conditions of the Condominium Association. Specifically, it must employ only those who are residents in the Unit. No signage may be displayed. The business must be clearly secondary to the primary residential use of the dwelling and/or change the residential nature of the dwelling itself or its neighborhood.
